This course is for the residential real estate professional interested in commercial real estate.  Learn the basics and beyond, from working with landlords and property managers to leasing office and retail space.  We will cover basic vocabulary, mathematics, and principles of how to communicate most effectively with landlords and property managers.  We’ll discuss the build-out process and what truly are the real estate professionals’ responsibilities in the commercial leasing process.

The course is designed to remove the mystery of the build-out process and to illustrate why staying out of this part of the move-in process is crucial. Students will gain a tactical advantage in negotiations by understanding how to best utilize certain clauses of the lease.  Additional discussion topics include insurance needs and a few tricks of the trade that landlords and property managers don’t like to share.

Instructor:  Michica Guillory
Michica Guillory has been a fixture in Houston’s commercial real estate scene for over 20 years.  During her successful career, she’s worn many hats: commercial property manager, commercial leasing agent and commercial sales agent.  Now the owner of her own boutique brokerage – The Guillory Group Real Estate Firm, Inc. – she’s directing a small team of agents in both residential and commercial transactions, dedicated exclusively to teaching the "basics and beyond" of commercial lease transactions

CE Information & Required Technology:

  • This course is certified for 3 hours of real estate credit.
  • Attendees will need to access the program with a device (phone, laptop, PC) that has a camera, speaker, microphone, and reliable, high-speed internet access. Video, audio, and internet access are all necessary to successfully attend class. Please make sure to test everything ahead of time at https://zoom.us/test
  • Attendees must turn on their video camera and stay within view during the program to receive CE, as active participation will be monitored. Per ODRE requirements, you must be present for at least 90% of the program to receive credit.
