Ohio's March Housing Market Shows Price Growth Amid Sales Slowdown

Activity across the Ohio housing marketplace dipped in March, as sales decreased 7.1 percent from the level reached during the month a year ago, according to Ohio REALTORS®

Home sales in March 2025 reached 9,406, a 7.1% decrease from the 10,125 home sales recorded during the month a year ago. The average sales price across Ohio in March reached $297,614, a 6.1% increase from the $280,541 mark posted in March 2024. 

"While home sales dipped in March, we're already seeing strong indicators that buyers and sellers are preparing to re-engage as we head into the spring homebuying season,” says Ohio REALTORS® President Michelle Billings. “With mortgage rates showing signs of stability and inventory gradually improving, we're optimistic that the coming months will bring renewed energy and opportunity to the housing market. Around the state, 12 out of 13 markets tracked experienced an increase in average sale price for the month compared to March 2024. 

During the first three months of the year, home sales activity is down 4.3% compared to January-March 2024. Year-to-date sales (January-March 2024) reached 24,841, down from the 25,963 homes sold a year ago. 

The average sales price during the period this year is $284,881, a 5.8% increase from the $269,150 mark set a year ago. Data provided to Ohio REALTORS® by Multiple Listing Services includes residential closings for new and existing single-family homes and condominiums/co-ops.
