Ohio REALTORS Testifies in Support of Senate Bill 135 to Ensure Accurate Property Valuations

This week, Ohio REALTORS® provided testimony before the Senate Judiciary Committee in support of Senate Bill (SB) 135, legislation to modernize Ohio’s laws surrounding real property foreclosures and estate sales while strengthening the appraisal process in Ohio.

While SB 135 makes several broad changes to the judicial sale process, Ohio REALTORS® are focused on two key provisions:

  1. Preserving the use of three appraisals: Ohio REALTORS® supports the continued requirement for three appraisals when properties are sold through the foreclosure or estate process. With property values rising rapidly in recent years, it is now more important than ever to ensure accurate, market-based valuations.
  2. Requiring licensed professionals to conduct the appraisals: This bill includes language requiring that only licensed real estate brokers, salespersons, or appraisers conduct these appraisals. This ensures that trained professionals – who are held to legal and ethical standards – are responsible for determining property value, which improves the accuracy and integrity of the process.
